What does an owners corporation manager do day to day?

Managing the owners corporation bank accounts and collecting levies; preparing budgets, financial statements and levy notices; arranging and maintaining building insurance; coordinating repairs and maintenance; keeping the register of owners and the records of the owners corporation; organising, attending and minuting committee meetings and annual general meetings; and making sure the owners corporation meets its legal obligations.

How much does strata management cost in Melbourne?

Management fees are quoted as a competitive annual fee per lot, and are paid from the owners corporation’s own budget out of the levies it collects rather than by an individual owner. The amount depends on the number of lots, the type of building and the level of service the committee wants. TOCS agrees a fixed fee per lot with the committee before appointment, so there are no surprises in the budget.

Does a small block need a strata manager?

Not necessarily. Many smaller owners corporations self-manage and only appoint a manager once the building, the committee workload or the compliance obligations grow. In Victoria, larger owners corporations are required by law to appoint a manager, and TOCS can confirm whether yours falls into that category.

How are owners corporation fees calculated in Victoria?

Each owner’s share is apportioned by lot liability — the proportion of the owners corporation’s expenses assigned to that lot on the plan of subdivision, which is usually based on the size of the lot rather than its value. The committee sets the annual budget and the total is divided between owners according to lot liability, with lot entitlement used for certain decisions.

We want to change our OC manager — how does that work?

That is what TOCS calls an OC transition. If your owners corporation is thinking about changing manager, contact TOCS and register your interest. The process is straightforward: the committee resolves to appoint a new manager, notice is given to the current manager under the terms of their management agreement, and the incoming manager arranges the handover of records, funds and building information. TOCS runs that transition and takes the administrative work off the committee’s hands.
